What it is

An AI-powered CRE platform spanning three products: the core deal platform (sourcing, underwriting, deal room), a standalone Excel add-in, and Post-Close (property management, lease accounting, investor reporting). Founded by Matt Yellin, a CPA who did real estate tax work at Tishman Speyer and actively syndicates multifamily deals, alongside Alex Ayoub, a PhD candidate in AI at University of Alberta with prior research stints at Amazon, Netflix, and Morgan Stanley.

Underwriting

Drop in an OM, T-12, or rent roll, and the AI fills a proforma inside Excel: assumptions, formulas, outputs. The site claims 60 seconds from OM to proforma. Runs on four named models (Claude Opus 4.8, Sonnet 5, Haiku 4.5, plus Perplexity for live research), with 67 CRE-specific skills and 10+ pre-loaded institutional models (multifamily, industrial, retail, hotel, mixed-use, condo, REIT, LP syndication). You can load your own Excel template and have the AI map your formula structure and naming conventions, rather than being locked into Deal Manager’s model.

AI chat

Routes questions across the four models automatically: Claude for modeling and document parsing, Perplexity for market research, Manus for longer background tasks. Works like a standing analyst inside your deal room, with a research library and deep-research mode.

Deal room

Centralizes documents, contacts, financials, emails, meetings, and deadlines per deal, all searchable, with AI insights layered on top.

Off-market sourcing

Searches 11 million-plus parcels by plain-English query (“warehouses in Grand Prairie over 2 acres held by absentee owners”), resolves LLC and trust ownership back to the real principal, and returns skip-traced contact info. Coverage is specific, not national: 13 counties across California, Harris/Dallas/Bexar counties in Texas, and Summit/Wasatch/Salt Lake counties in Utah, plus planning and entitlement data (agendas, commissioner voting patterns, SB 330 filings) for a named list of California cities and counties. Outreach (email, SMS, letter) runs from your own Gmail or Outlook, and results export to CSV.

On-market sourcing

Same map interface surfaces active listings alongside off-market parcels, so both run in one search.

Document generation

LOIs, PSAs, investment memos, executive summaries, due diligence checklists, lease abstracts, generated in your company’s format and templates.

Pipeline and mapping

Deals visualize geographically or in table view, with 20+ data layers: FEMA flood zones, median rent and home values, traffic counts (AADT), demographics, development permits, pre-foreclosures and liens, and photorealistic 3D property views via Google 3D Tiles.

Voice Agent

An AI voice clone that qualifies inbound leads, schedules calls, and handles outbound prospecting on your calendar.

Post-Close

Full lessor-side lease accounting (operating, sales-type, direct financing leases), CAM/NNN reconciliation, escalations, straight-line rent, and tenant-side ASC 842 accounting. Upload a lease and the AI abstracts key terms; audit-ready journal entries, amortization schedules, and footnote disclosures export in one click. Also rolls up portfolio-level NOI, occupancy, and valuations, and generates investor statements and distributions straight from live property data. Integrates with Yardi, Argus, AppFolio, HubSpot, Monday, Notion, and standard cloud storage.

Developer-specific build

A separate offering priced per project rather than by tier: construction schedule tracking (Gantt view synced to your GC’s schedule), change order and RFI logs with AI cost-impact analysis, monthly draw management, cash flow monitoring, and a development proforma that updates with actual construction costs. Also includes off-market land sourcing with distressed-signal scanning (pre-foreclosure filings, tax liens).

Pricing

Three self-serve tiers, all credit-metered (actions like research queries, document analysis, and modeling consume credits, with packs purchasable if you run out):

Annual billing saves two months on any tier. Developer and enterprise builds are custom-quoted per project.

Security and data claims

Three separate statements, in three different places on the site: the pricing FAQ says data connects via “secure APIs and storage” and stays private to your workspace; the Post-Close page states the infrastructure is SOC 2 Type II certified, encrypted in transit and at rest; the Investors page adds that workbook contents are never used to retrain models, that every AI-written cell carries an audit log (prompt, model, source, reasoning) exportable for IC review, and that every benchmark figure (cap rates, IRR hurdles, vacancy ranges) cites its source (CBRE, JLL, ULI, FRED, NAREIT) with an as-of date.
