Questions before you join
Which AI tool should I use? What's the minimum stack?
Start with Claude. It handles 90%+ of what CRE people need, lease abstracts, underwriting, pro formas, contracts, research, decks. Think of it as your daily driver. Pro is about $17/mo and plenty to start. Only add a specialized tool when it drives real business results, not just to have it. For research chains, Manus. For Excel-heavy work, Shortcut. For city planning and rezoning, GatherGov. We test these constantly so you're not paying for five overlapping tools that do the same thing.
Where do I start? There's a lot of content here.
Tell us your role and we route you. Pick your track, Broker, Acquisitions/Investor, Developer, PM, or Lender, and run the one workflow at the top of it this week. That's it. You don't need to watch everything. The goal is one real win in your first two weeks: a comp analysis, an OM screen, a feasibility summary. Once you get that first win, the rest of the library makes sense fast.
What's the difference between Standard and Premium?
Standard gets you the community, the video demos, the prompt library, the tool database, and the full course library. Premium is the implementation tier, it's about getting it working, not more videos to watch. Is this an education platform, or do you build the tools for me?
We teach you to build and run the workflows yourself, with the exact prompts, skills, and step-by-step demos to do it. We're not selling you a finished underwriting tool you log into. The reason is simple: the skill transfers. Once you know how to point Claude at your own files and buy box, you can build the underwriting flow, the BOV, the lead system, whatever you need, not just the one thing a vendor shipped. Premium members get done-for-you workflows to start from so you're not building from scratch.
What's the difference between a prompt, a skill, and an agent? When do I NOT build an agent?
A prompt is a one-time instruction. A skill is a reusable, packaged workflow that gives you consistent output every time you run it, that's what you want for anything you do repeatedly. An agent is for multi-step work that runs on its own. Most people overbuild here. If a skill or a simple Zapier automation does the job, don't build an agent. Build the agent only when the task genuinely has multiple steps that need to chain and run without you.
Can AI actually replace my underwriting and analysis process?
It replaces most of the grunt work, not your judgment. You can extract the rent roll and T12 into your model, screen an OM against your buy box, run sensitivities, and draft the deck, the stuff that eats hours. Your first output will be about 70% of what you want; you iterate to 95% in a few minutes. For high-volume shops, members are screening 20+ offers a day this way. You still make the call on the deal.
My firm's IT blocks AI, or I already have Claude Enterprise, is it safe to upload financials?
Claude is the engine. The Community is the operating manual, the workflows, prompts, and judgment about what to actually do with it. Having Enterprise access doesn't tell you how to underwrite faster or build a prospecting system; that's what you're joining for. On security: never put SSNs or PII into a general platform, and if you're at a regulated firm, use the enterprise tier. Claude and Anthropic are the strongest on enterprise compliance. If IT blocks everything, there's a personal-device path that keeps firm data out of it.
Should I build a custom agent, or use an off-the-shelf SaaS tool?
For most firms, SaaS wins. Custom builds usually start around $40K, take 6+ months to pay off, and carry ongoing maintenance and token costs at real volume. Go custom only if you have deep technical resources and a genuinely specific need the market doesn't serve. If you're a Yardi shop wanting an enterprise platform, Lenny is my current top pick. Get your data infrastructure right first, the AI models are interchangeable, your clean data isn't.
Do you have a trial? Can I switch plans later?
No free trial, we got burned on content theft, and Skool's limits make it messy. Instead: I'll give you half off your first month, and if it's not for you, I'll refund it. You can upgrade Standard to Premium anytime and it prorates cleanly. Cancel anytime. One thing to know: workshops aren't recorded yet, and there's no clean automated path to credit monthly payments toward an annual upgrade, if you want to do that, message me and I'll handle it manually.
Is this actually relevant to MY role and market?
Probably the most important question, so let's check before you join. We have tracks for brokers, acquisitions, developers, PMs, and lenders, and the workflows are built on real CRE files, not generic demos. If you're in a niche, self-storage, MHP, affordable housing, net-lease, the underlying workflow usually still applies, you just frame it to your asset class. One honest caveat: the AI itself (Claude) works anywhere, but some of the data tools are US-data-dependent, so international members lean more on the core workflows than the tool integrations.
