A member of the AI for CRE Collective (shoutout to Taylor from CRD) sent me a due diligence folder for a multifamily deal, rent roll, and P&L, ADU drawings, the whole set.
I opened Claude Code in the terminal. This is the most advanced way to use Claude. If you’re new to it, I’d recommend going through the Claude Masterclass first before jumping into terminal usage.
I used plan mode, which means Claude asked me clarifying questions before doing anything. What’s the asking price? How many units should I model? Should I run both scenarios? This is important because it forces the AI to understand your specific situation before executing.
Six AI Agents Running Simultaneously
After answering the clarifying questions, Claude launched six AI agents in parallel. Not one after another. All at the same time.
Agent 1: Pro Forma Builder
Took the rent roll and P&L data and built a full underwriting pro forma.
Agent 2: CAPEX Budget
Estimated construction costs for the ADU conversions. Came back with $250 per square foot for garage conversions, which is honestly a solid estimate.
Agent 3: Red Flag Report
Went through every document and flagged potential issues, inconsistencies, and areas that need deeper investigation.
Agent 4: DD Checklist
Generated a 65-item due diligence checklist, color-coded by status. Only three items came back as fully complete. That identification alone saves hours because you immediately know exactly what’s missing.
Agent 5: Seller Questions
Based on the gaps and red flags, it prepared a list of questions to send to the seller’s team.
Agent 6: Document Inventory

Only three items were fully completed. That’s not a reflection of a bad deal. That’s normal for early-stage DD. knowing immediately where the gaps are and discovering them over the course of weeks.
Print that checklist. Hand it to your analyst. They now have a clear roadmap instead of digging through folders, hoping they didn’t miss something.
